N. Edward Coulson is a Professor of Economics and Public Policy at the Paul Merage School of Business, University of California, Irvine, where he also serves as Director of the UCI Center for Real Estate. He joined UCI in 2016 after long-standing faculty positions at the University of Nevada, Las Vegas and The Pennsylvania State University, where he was a faculty member from 1984 and received multiple teaching honors.

Professor Coulson's research is centered on real estate and urban economics, with a focus on housing economics.
