Michael Waters

Dr. Michael Waters is an Associate Professor in Real Estate at Heriot-Watt University’s Dubai Campus. He leads the MSc in Real Estate program, the first of its kind in the region. His academic background includes a BSc in Geography, MSc in Real Estate, and a PhD in Urban Studies from Heriot-Watt University. He is a Chartered Surveyor (MRICS) and a Fellow of the Higher Education Academy (FHEA). His research focuses on valuation heuristics, behavioral psychology in real estate decisions, and sustainability in property markets. He authored the seminal book The Essential Guide to the Dubai Real Estate Market and is frequently quoted in local media for his expertise on Dubai’s real estate trends.
