Steven D Shultz is a Professor of Real Estate and Land Use Economics at the University of Nebraska at Omaha (UNO), affiliated with the College of Business Administration's Finance, Banking, and Real Estate Department. He holds a Ph.D. from the University of Arizona (1993) and previously taught at the Center for Research and Training in Tropical Agriculture in Costa Rica and North Dakota State University. His teaching focuses on real estate principles, property appraisal, brokerage, and research methods.
Research Interests: Shultz specializes in mass appraisal methodologies integrating GIS and statistical modeling to analyze residential and agricultural property sales. His work emphasizes improving appraisal accuracy, tax assessments, and quantifying environmental amenities' economic value. Key research outputs appear in journals like Journal of Farm Managers and Rural Appraisers and Journal of Real Estate and Finance Economics.
Service and Grants: He leads the UNO Real Estate Research Group, publishing valuation statistics via www.unorealestate.org and delivering public presentations. He currently holds an NSF-funded project: 'Correcting HAZUS General Building Stock Data to Improve Disaster Damage Estimation.'
