Richard Peiser is the Michael D. Spear Professor of Real Estate Development at Harvard University's Graduate School of Design (GSD), holding this position since 1998. He previously taught at the University of Southern California (1986-1998) and founded their Master of Real Estate Development Program. His academic work focuses on real estate finance, urban redevelopment, affordable housing, and suburban sprawl. Peiser holds a BA from Yale University, an MBA from Harvard Business School, and a PhD from the University of Cambridge.
Research interests include non-performing loans, suburban redevelopment, new towns, and the intersection of spatial design with economic factors. He has authored publications on policy-oriented real estate research and contributed to initiatives like the Urban Land Institute. Current projects include the New Towns Initiative and advanced executive education programs in real estate management.
Teaching responsibilities include courses such as Real Estate Finance and Development, Field Studies in Real Estate, and studios on urban design challenges in locations like Hangzhou and Northern Ireland. He was on leave during Fall 2024 and Spring 2025 but returned to teach in Fall 2025.
